Why I love the Bachelor, I don’t know

by admin on Mar.08, 2010, under Uncategorized

Every time the season ends I always say that I will never watch it again, but every new season I am hooked. I don’t know what it is that draws me in. Maybe it is the exceptionally good looking bachelors, maybe it is the entertaining cat fights between the girls, or maybe I am actually intrigues by the question of whether or not one can truly fall in love on a television show. Well it happed with Brad and Angie, right? Okay, so that might not be a fair comparison, but these bachelors and bachelorettes do become somewhat celebrities in their own right. At least until the next cutie takes his or her place. Yes I am a Bachelor, and even Bachelorette fan. No, I’m not proud of it, but I still love it. Can’t wait to see who the next hunk or hunkess will be!

Today is Wednesday, so I’m wearing my workout gear

New Balance Athletic Shoe, Inc.
Image via Wikipedia

I’m ready to sweat, so I’ve got on a soft pair of black Capri running pants. Paired with this I’ve got on a black t-shirt that says “Queen” on it because it makes me feel like I’m ready to take on a three-mile run. There’s a hot pink scrunchie in my hair that feels funky and really gets me excited to run in the perfect California sunshine. The weather is perfect today, but then again it usually is here in Los Angeles. I’ll be running through my gorgeous neighborhood in West Hollywood wearing my pink New Balance sneakers that I love because they’re light and feel great on my feet! I’ve got on some sporty white Champion ankle socks that compliment the ensemble. And lastly to finish off the entire outfit, I’ve got on a black sports bra because every girl needs a little support when exercising!

Delightful Home-Cooked Meal

by admin on Mar.02, 2010, under Uncategorized

Last night’s dinner was wonderful. Instead of something from a can or a fast-food bag, marinated grilled pork chops headlined the meal, with a supporting cast of mashed potatoes, homemade macaroni, and fresh bread. The pork chops were marinated all day in a spicy sauce that gave them a great flavor. This sauce was also used to baste the cops as they grilled, which kept them moist. The mashed potatoes were whipped with real butter, giving them the creaminess unachievable with margarine. One of the highlights of the meal was the homemade macaroni, made from a good friend’s family recipe. It is as different from store-bought boxed macaroni as Santa Claus is from the Grinch: the noodles are boiled, then baked with a combination of two different cheeses, condensed milk, a hint of sugar and pinch of salt. When it emerges from the oven, it is cheesy and gooey, and not the bright orange that characterizes what most people think of when they hear “macaroni.” The bread was a simple Italian loaf, crusty outside and soft within, served with olive oil and balsamic vinegar. Its simplicity complemented the rest of the meal nicely. So, what’s for dinner tonight?

My Past Week

by admin on Feb.22, 2010, under Uncategorized

This past week has been a good one for me. The best part was that over the weekend my daughter came to visit from Washington, DC. We spent some good quality time together and it was so nice to see here. I also spent time at my two volunteer jobs–as a docent at our state historical museum and as a “school marm” at my local historical village. The school marm experience was a bit frustrating, as only 3 people showed up for the tour. That’s a lot of work and preparation for three people…. Last night I attended the City Council meeting, which was pretty boring other than at the end when the Council went into closed session and the city manager was excluded….which indicated it was probably about him… I am currently preparing for a decorative painting convention coming up in less than two weeks, which means I am painting and writing and drawing to create new patterns to sell to decorative artists that will be attending this convention in Columbus, Ohio. The painting is the fun part; the drawing and writing up the patterns isn’t as fun to do and are the parts I tend to procrastinate about.

A mixed bunch

by admin on Feb.19, 2010, under Uncategorized

My eleven children are truly the joy of life. We are a mixed bunch; the oldest is 50, the youngest 27. With seven boys and four girls under one roof, there has never been a lack of excitement. The kids have spread out as adults but also maintain a very close bond thru the good and bad times of each others lives. Only the two youngest are mine by blood, the next seven are my step-children, and the oldest two are my husband’s step-children. We are also a Hispanic-Caucasian blend, and the oldest is only three years younger than I am. This has provided many interesting stories over the last 31 years. Standing in line at a department store is especially fun for us. We begin by just making small talk with one another and customers around us. When the line moves forward, I pretend not to notice. Then my son speaks up and says “Hey Mom, you can move forward now”. We certainly do get a lot of looks and some very good laughs.

What you can learn from a CMA whether you are buying or selling a home.

by admin on Feb.16, 2010, under Uncategorized

For those that aren’t familiar with a CMA or comparative market analysis, this is a valuable tool that real estate agents in Conifer use to determine the asking price of homes for sale and comparing the best priced houses to buy. A. appropriately priced home will sell quickly and will ,in all probability, appraise out more accurately. The CMA is the tool that is used the most for pricing and offers.

While you should check out what the practice in your area is, a Castle Rock real estate broker will generally advise a price to sellers who will often not listen. When a real estate agent has prepared the CMA they are looking at comparable residences in comparable localities that have recently been sold which is exactly the approach in an appraiser would follow. Whether the price of the home should be more or less than its competition would be determined by how the house compares.

If two residences are identical in all respects except that one residence has a much older roof, the appraiser will tend to subtract from its value. Improvements like a built-in swimming pool may appeal to potential customers but do not expect to recoup your expense in your selling price. Many house sellers don’t realize that the value added is not equal to the expense of the pool.

Understand the methodology of a CMA or comparative market analysis and use the findings guide you in setting proper prices on the sale or purchase of a house. Because it provides information on the conditions in the housing market, the seller should not set selling prices based on his whims. If you do not set a proper price on the residence, brokers would be unwilling to spend time and effort on a house they believe will not sell.

In establishing a selling price, sellers need to be guided by what is reported in the CMA. If the home is worth the price, purchasers will be interested and your residence will sell close to it. You would want your home to be seen in the best possible light whether we are talking about curb appeal, cleanliness or uncluttered interiors.

As a purchaser, a CMA will reflect the market price that appraisals will be based on, so if you fall in love with a higher priced house that isn’t in line with the pricing of the market, it is going to be reflected in the appraisal and you may need more money to make up the difference at closing. If you use the CMA findings to guide you on price negotiations, whether you are buying or selling, you have a better chance of concluding a successful exchange. By ignoring the CMA, you are jeopardizing the transaction because no customer would want to overpay of buying your home. As a Castle Rock realtor, John Fox can help you do a CMA on any residence you want to buy or sell.

Spirit of Dance

by admin on Feb.16, 2010, under Uncategorized

One of the best the jobs I ever had was as a dance teacher. I taught from age 3 to high school students. Part of the job was to teach dance at Day Care centers. It cut over head cost, and was fun to do. I brought the music; the center provided the space. The children learned a little Ballet, a little Jazz, and a great deal of modern dance, with creative movement thrown in. Watching a 3 year old catch the music and run with it was amazing to see. An older student having learned a new difficult step dance with joy was a great reward. I also held recitals every year as well. Those were fun, but a lot of work. There was the music, chorography, costumes, programs, and many small details to deal with. The sense of accomplishment the children had was amazing. I can no longer teach dance do to health problems. Though, I will always remember it as one of the best times of my life.

Vacationing with a teenager

by admin on Feb.11, 2010, under Uncategorized

Teenagers seem to require taking one of their friends to have a good time. However, there are vacations that spending double the amount to bring a friend is not needed. One such vacation is a cruise. We took the Royal Caribbean cruise to the Western Caribbean during spring break to ensure there were lots of kids my son’s age aboard. Royal Caribbean offers special activities for teens including a dance club, pool lounge, karaoke and jam sessions. We rarely saw our son the whole time we were aboard ship. He made friends easily and they were always on the go. We were lucky to see him for dinner because most of the time he and his friends ate at Johnny Rocket’s or would eat together rather than with the ‘parents’. We did talk him into shore trips with the family such as riding jet skis, kayaking or canopy swinging. We stopped in various ports such as Labadee, Haiti; Ocho Rios, Jamaica; George Town, Grand Cayman; Cozumel, Mexico. But in the end, his favorite memories are of meeting friends and having the run of the ship.

Can High-voltage lines Affect Resale Value of a House?

by admin on Feb.09, 2010, under Uncategorized

If there are large powerlines near your house, quite apart from perceptions about health, your ability to sell the residence can be affected. The leakage from the lines can produce an electromagnetic field that can upset some people will believe they get electrical charges. Links are being established between large powerlines and increased health concerns including cancer.

Besides their looks, research is establishing connections between large powerlines and health problems such as cancer. If a buyer sees large powerlines around your residence, he may not even bother to step in and look at your residence. The only way you should consider purchasing one of these types of homes is if you expect to live there for forever, or take a loss by the time the home sells.

If you are considering a house whose price has been drastically reduced because of large high-voltage lines nearby, you may want to wait until you can find a better quality affordable residence. Some people have been known to claim that in high winds, the lines can sway with a creaking or a whistling noise. The other thing to consider is how close they are to your home because they can break, especially in areas where there are ice storms.

Even if you keep the negative health perceptions out of the equation, you will still find it difficult to sell the home. Even before you get started, you will find it an uphill battle to recoup money from your purchase. Because of the proximity of powerlines, there are homes already on the market that are destined to sit there unless the seller lowers the price.

In some places, many of the houses in town have this problem. In closely knit communities such as this, you may be able to sell your residence to other people in the same community. But for residences in the suburbs or metros, it can be a completely different story. No matter which broker you ask, you are likely to be given the same information. Nearby high-voltage lines are the ultimate turn off to some customers. There are other problems such as retention ponds and being located next to the railroad tracks that are just as bad. Your guess is as good as mind as to which of these problems is the most severe.

Before you finalize contracts to buy a home, you should convince yourself that the house can resell quickly. You must always keep job relocation or a change of residence due to family considerations in mind. Find a house at a good price that is also likely to provide you with lasting resale value. A home near large powerlines will rarely if ever resell at a profit so you should think twice before investing your money even on a dream deal.

It is quite likely that the seller went through the same thought process and decided that the price was too good to resist. Keep in mind that if you decide to residence is worth buying, you would look for a similar customer when you are reselling.

To search for a house in Boulder Colorado, Conifer Colorado, Castle Rock Colorado, or even Nederland Colorado be sure to visit one of the above websites.
